Selling an elderly parent’s home starts with understanding who has the legal authority to sell, what your parent really wants and needs, and a discussion about what needs to happen before the property is ready for market.
From there, I help families create a clear plan for the home, personal belongings, repairs, downsizing, moving, and the sale itself. My goal is to reduce stress, protect your parent’s interests, and make sure the process moves at a pace that is right for the family and most importantly, your mom or dad, not just the transaction.
What happens to the house depends on your parent’s wishes, their financial needs, and whether anyone has the legal authority to make decisions on their behalf.
The home may be sold, rented, kept in the family, or left vacant for a period of time. I help families understand their options, consider the costs and responsibilities of each choice, and create a plan that protects your mom or dad’s interests while supporting their move to assisted living.
That depends on your parent’s financial and emotional needs, the timing of the move, and whether they need the proceeds from the sale to help pay for senior living.
In some cases, selling first creates financial clarity. In others, moving first may reduce stress and allow the home to be prepared and sold without placing additional pressure on your mom or dad. Every family and situation is different and unique to them, that’s why I help families compare all options and create a plan that protects your parent’s interests, optimizes the potential sales price and reduces stress by moving at a pace that works for everyone involved.
Helping your parents downsize starts with listening to what they want and need, understanding what matters most to them, and avoiding the temptation to rush the process, regardless of how slow you may feel they are moving. This must be completed on their timeline unless there may be safety or medical concerns.
I recommend that you break the work into smaller, manageable steps and allow your mom or dad to make decisions about their belongings whenever possible. I help families create a clear plan for sorting, donating, selling, moving, and preparing the home, while bringing in trusted resources like a Senior Move Manager when needed. The goal is to reduce stress, protect their dignity, and move at a pace that feels comfortable for everyone involved.
There are about 15,000 real estate members of the Las Vegas Association of REALTORS, most of whom would have no idea about how to serve a senior at the time of transition. There are also about 700 +/- agents who have earned the designation of Senior Real Estate Specialist (S.R.E.S.) Many took the class to obtain needed continuing education credits for license renewal. There is only one senior-focused real estate professional in the Las Vegas Valley who is an S.R.E.S. designee, a Certified Senior Advisor and a Certified Aging in Place Specialist who can help coordinate both the sale of the home and the many details surrounding the move. That would be me. In addition I am only one of two people in the Las Vegas Valley who is an instructor for the S.R.E.S. class for the National Association of REALTORS.
Most agents are not trained or have built a business on the needs of Mature adults, seniors and their families. Depending on your parent’s needs, that may include working with a Senior Move Manager, estate sale company, movers, contractors, organizers, attorneys, financial professionals, and senior living communities. My role is to help create the plan, connect the right resources, protect your mom or dad’s interests, and keep the process moving at a pace that works for everyone involved.
An agent, like me, who specializes in senior transitions and downsizing is a real estate professional who understands that selling the home is only one part of the process. This is an important distinction. Many real estate agents are generalists and only focus on their own needs and work at their own pace. With mature adults it's not speed to the market, it's working at the pace of the client to ensure you reduce stress, maximize sales prices and complete the sales process in a manner that works for the client, not the agent.
The right senior focused real estate agent will help mature adults, seniors, and their families create a plan for the move, the belongings, repairs, timing, finances, and the sale itself. They should also have trusted relationships with Senior Move Managers, estate sale companies, contractors, attorneys, financial professionals, and senior living communities.
Most importantly, they work at the senior’s pace, protect their interests, provide clear information, and make sure your mom or dad remains involved in the decisions that affect their home and their future.
You are not legally required to hire a probate-focused real estate agent, but working with one can help you avoid costly mistakes, unnecessary delays, and additional stress. Selling real estate that is required to go through the probate process is costly enough, working with an inexperienced agent could double or even triple those costs.
Before the home can be sold, it is important to understand who has the legal authority to act, whether the property is subject to probate, and what court, title, or estate requirements may apply. A professional who clearly understands the probate process should work closely with the estate’s attorney, personal representative, title company, and other advisors to help keep the sale moving properly.
It’s not about signs in the yard, pretty pictures online or even a well run open house, it’s about truly understanding everyone’s need to grieve properly and be served as an advocate for the family. Because I believe these things to my core, I also help families create a plan for the house, personal belongings, repairs, security, maintenance, and the sale itself. My role is to protect the estate’s interests, maximize the potential sales price, and make the process easier for the family during an already difficult time.
Selling a house held in a trust starts with confirming that the property is actually titled in the trust and identifying the trustee who has the legal authority to sell it. If your parent has moved, the current trustee may still remain in control. If your parent has passed away, the successor trustee may need to provide additional documents before the property can be listed or sold.
A properly funded trust may allow the home to be sold without going through probate, but every trust and family situation is different. The trustee should review the trust documents with an experienced estate or trust attorney and work with the title company early in the process to identify any requirements or potential problems. Nevada law generally gives a trustee authority over property titled in the trustee’s name, subject to the terms of the trust.
I help the family and trustee create a plan for the house, personal belongings, repairs, security, maintenance, timing, and the sale itself. My role is to coordinate with the attorney, trustee, title company, and other professionals, protect the trust’s interests, maximize the potential sales price, and reduce stress during an already emotional transition.
