Frequently Asked Questions

Not always. The answer depends on how the property is titled and whether the court has appointed a Personal Representative. In many cases, steps can begin before probate is fully completed. Ellen works closely with attorneys, Personal Representatives, and families to help determine the best path forward and ensure the sale follows all legal requirements.

Before making any decisions, it's important to understand how the property is titled, whether there is a mortgage, and if probate is required. Selling too quickly without understanding the legal process can create unnecessary complications. Ellen helps families evaluate their options, connect with trusted professionals, and develop a plan that protects the estate and beneficiaries.

Probate sales often involve legal timelines, multiple heirs, court requirements, property clean-outs, and emotional family decisions. A probate specialist understands these unique challenges and can help coordinate the process while reducing stress for everyone involved. With more than 25 years of experience, Ellen provides expert guidance, local resources, and concierge-level support from start to finish.

A Certified Probate Real Estate Specialist (CPRES) has specialized training in the unique requirements
of selling property during probate, including court timelines, personal representative (PR)
responsibilities, and coordination with attorneys. For families and fiduciaries, this means fewer
surprises and a real estate professional who already understands how an estate sale needs to be
handled, rather than learning as we go

Both. I regularly partner with probate attorneys, estate planning attorneys, and elder law attorneys
throughout Miami-Dade, Broward, and Palm Beach Counties to support their clients through the real
estate side of an estate, guardianship, or senior transition. If you're an attorney with a client who needs
a trusted, experienced resource for a property, I'm glad to be a resource for your practice as well as
your client.

Yes, and this is one of the most common calls I get. Families often reach out long before a home is
actually listed, just to understand what downsizing could look like and what the timeline could be. I'm
happy to walk through the process with you and your parents at whatever pace feels right, with no
pressure. Senior relocation and downsizing is about the family, not just the transaction.

Start by taking a breath. You don't have to have it all figured out today. As a Certified Probate Real
Estate Specialist, I work specifically with personal representatives (PRs) to walk through what needs to
happen with the property, in what order, and who needs to be involved. I'll help you understand your
responsibilities as PR when it comes to the home, and I can coordinate with your probate attorney so
everyone is working from the same plan.

Absolutely, and this is often the hardest part for families, not the real estate transaction itself. I
coordinate the entire process of preparing an estate home for market, including connecting you with
trusted resources for cleanout, donation, estate sales, junk removal, and minor repairs. My goal is for
you to walk into the home once it's time to make decisions, not to spend weeks sorting through every
closet alone.

This is exactly what I specialize in. Many of my clients are adult children living in another state,
sometimes another country, who need someone they can trust to be their eyes, ears, and hands on the
ground here in Miami-Dade, Broward & Palm Beach Counties. I handle property visits, coordinate
vendors and contractors, manage paperwork, and keep you updated every step of the way so you can
make decisions from wherever you are.

In most probate and estate situations, yes, you will need to work with a probate attorney, and I strongly
recommend having one from the start. I'm not able to give legal advice, but I work closely with elder
law, probate, and guardianship attorneys throughout Miami-Dade, Broward & Palm Beach Counties,
and I'm glad to help you find the right fit if you don't already have one.

That's very common with longtime family homes, and it's something we plan for together rather than
something that should stop you from moving forward. No property is too small or too large, and no
condition is too difficult. I work with a trusted network of licensed and insured professionals who handle
everything from minor updates to more serious situations, including hoarding, mold remediation,
biohazard cleanup (such as when a loved one passed away in the home and wasn't found for some
time), rodent and bug infestations, and leaking roofs. I also work with a licensed and insured painter
who will wait to be paid at closing, for up to 12 months, which can make a real difference for families
who don't have cash on hand to prepare the home before it sells

Yes. I work with families, professional guardians, and the court process involved in guardianship real
estate sales. I understand these sales often come with additional steps, approvals, and sensitivity, and
I'm experienced in guiding families through it with patience and care.

A typical listing focuses on the sale. My focus starts before that, with the family, the home's contents,
the timeline, and the emotional side of letting go of a place that holds a lifetime of memories. I
personally serve Miami-Dade, Broward, and Palm Beach Counties, and I also have referral
relationships with trusted, vetted REALTORS® throughout the United States, so your family has a
knowledgeable professional in your corner no matter where the situation takes you

Ellen Mitchel truly knows seniors and their unique needs. She has spent years helping seniors and their families, and has the BEST network of supportive businesses and resources. We got so lucky that we connected with her! She and her team really are the ultimate go-to people in both Miami-Dade and Broward counties. As a caregiver herself for senior family members she knows what needs to be done and she has lived it, so she can guide and support her clients through anything they need to deal with.
